Detached Garage & Outbuilding Demolition in Chattanooga: Cost, Permits, Timeline

The sagging garage behind the house, the shed built out of pallets, the carport that lost its roof in a storm, the barn that hasn't held anything but wasps since the 1990s — Hamilton County has thousands of them, and every year a lot of them come down. Here's what that costs, what the county wants from you first, and how long it takes.

What a garage or outbuilding teardown costs

Most detached garage and outbuilding demolitions in the Chattanooga area run $1,500–$8,000. A small wood shed or metal carport lands at the bottom of that range. A two-car detached garage with a slab, power run to it, and a tight backyard approach lands in the middle. An old barn, a two-story garage with an apartment above it, or anything with asbestos-containing material lands at the top or past it.

The spread is wide because a handful of things drive the price:

Permits and utility disconnects in Chattanooga

Demolition inside the City of Chattanooga generally requires a demolition permit, and unincorporated Hamilton County has its own process. The permit is the last step, not the first: the city and county want utilities disconnected and confirmed in writing, and Tennessee's asbestos rules mean many structures need a pre-demolition inspection by an accredited inspector first — even small ones, and even when everybody is sure there's nothing there.

Small accessory structures sometimes fall under lighter requirements than a house, but that call gets made by the reviewing office, not by the homeowner or the contractor. We check it on every job. A permit pulled correctly costs a few days; demolition without one costs a stop-work order.

What belongs in a real quote

A quote worth comparing states, in writing: whether the slab and footings are coming out or staying, who handles utility disconnects, who pulls the permit and coordinates any required inspection, that debris is hauled to a licensed facility with disposal tickets provided, what the hole gets backfilled with, and what the finish grade looks like when we leave. A number without those items isn't cheaper — it's incomplete, and the missing pieces land back on you.

Doing it yourself vs. hiring it out

A small wood shed with no slab and no power is a genuine weekend project if you own a truck and don't mind the dump runs. Past that the math turns: roofs come down unpredictably, dumpster rental plus tipping fees adds up fast, a slab needs equipment, and suspect siding is not a DIY situation at all. Bigger than a shed, wired for power, or old enough to have questionable materials — hire it out.

Timeline

The demolition itself is quick: most garages and outbuildings come down and get hauled off in one to three days, including slab removal and grading. The paperwork ahead of it — disconnects, any required inspection, the permit — is what sets your start date, and that's typically a week or two. Starting the paperwork early is the whole trick.
