Most single-house teardowns in the Chattanooga area land between $8,000 and $25,000, hauled off and graded. Garages, pools, and mobile homes run less; commercial structures are their own conversation. Here's what actually builds that number — and where owners either save or bleed.
1. The pre-demo paperwork. Hamilton County requires written utility disconnects, a pre-demolition asbestos inspection by a Tennessee-accredited inspector, regulatory notifications with fixed lead times, and a permit that only activates when the file is complete. Budget 2–4 weeks of calendar and several hundred to a couple thousand dollars depending on inspection scope. A bid that doesn't mention this sequence isn't cheaper — it's incomplete.
2. The structure itself. Size, stories, and construction type set machine time. A 1,200 sq ft wood-frame ranch is a two-day job; a two-story masonry house with a full basement is not.
3. Basement vs. slab. Basements must be broken out, and the hole filled with compacted, documented fill — often the single biggest swing item, capable of adding $5,000+ versus a slab house.
4. Access and haul distance. Tight urban lots slow machines and force smaller trucks. Every mile to the licensed disposal facility is fuel and driver time multiplied by dozens of loads.
5. Disposal — the part that's legally yours. Debris remains the property owner's responsibility until a licensed facility accepts it. Disposal tickets in your closeout file aren't paperwork theater; they're what protects you if material is ever traced back to the site. Concrete and metal recycling offsets some cost on most jobs.
Two places. First, the cheap bid that excluded the asbestos inspection or the notification window — the project stalls mid-schedule, and stalled demolitions are carrying-cost machines (loan interest, taxes, a builder waiting). Second, paying teardown prices for partial work: pools, garages, slabs, and interiors are routine partial demolitions that shouldn't be priced like whole houses.
