Removing a single-wide mobile home in the Chattanooga area typically runs $3,500 to $7,000; a double-wide runs $5,500 to $11,000. The home itself is rarely the expensive part. What drives the number is what is under it, what is attached to it, and how far a truck can get to it.
A complete removal is five jobs bundled into one quote: disconnecting utilities, demolishing or extracting the structure, pulling the frame and axles, removing the foundation system, and hauling every bit of it to a permitted disposal facility. Landfill tipping fees on a double-wide alone frequently exceed $1,500, which is why a bid that sounds too good usually means debris is going somewhere it should not.
Two removal methods exist. Demolition on site — crushing the structure and loading it into roll-offs — is faster and cheaper, and it is what most Hamilton County removals use. Extraction, where the home is re-hitched and towed off intact, only pays when the unit is newer, structurally sound, and has a buyer waiting. For anything pre-1990 sitting on a settled pier system, demolition wins on every axis.
Foundation type. Concrete block piers on pads come out easily. A full perimeter wall, a poured slab, or a partial basement adds breaking and hauling — often $1,000 to $3,000.
Additions. Site-built porches, carports, roof-overs, and attached decks are conventional demolition work and are priced separately from the coach.
Access. Rural lots in Soddy-Daisy, Sale Creek, or the Sequatchie side often mean a long driveway, a soft shoulder, or a bridge with a weight limit. If a loaded roll-off truck cannot turn around, the job needs smaller loads and more trips.
Asbestos and other regulated materials. Older units can contain asbestos in floor tile, sheet flooring backing, and furnace components. Tennessee requires notification to the Chattanooga–Hamilton County Air Pollution Control Bureau for most demolitions, and an accredited inspection is typically required before the permit is issued. Budget for the survey; it is far cheaper than a stop-work order.
Septic and wells. An abandoned septic tank must be pumped and either crushed and filled or removed. An unused well must be properly capped or abandoned to state standards. Neither is optional, and both surprise people.
The sequence that keeps a job moving: utilities first, permit second, machine third. Electric service has to be pulled by EPB, gas lines disconnected and capped by the provider, and water shut off and the meter pulled. Contractors cannot legally do these for you, and the utility appointment is usually the longest lead time in the project — often a week or two.
The demolition permit and the asbestos notification are the contractor's job on a properly run project. Ask directly: who files the notification, who pulls the permit, and what is the waiting period? If the answer is vague, keep calling.
Decide up front whether you want the site rough-graded or finish-graded and seeded, because the two are priced differently. If a new home or barn is going where the old one stood, the pad usually needs to come out entirely rather than be built over — old pier footings and buried utility runs cause real problems for a new foundation. If you are clearing land to sell or to farm, a clean rough grade with the debris field gone is usually all you need.
